Welcome to Berkeley Pointe Townhomes in the Short Pump area of Henrico County, Virginia. This is a small neighborhood of Williamsburg styled townhomes with hardboard siding and pea gravel roads. It is one of the several townhome communities located adjacent to Wilde Lake. Most of the units are attached and the layout in each unit is different from the others, which many buyers like because it does not have that "cookie cutter" feel to the neighborhood. However, some of the units here are detached, but are still considered townhomes and subject to the same HOA rules as the attached units.
Unit sizes range from 952 SF to over 1400 SF, and the units are either 2 bedrooms, 2 1/2 baths or 3 bedrooms, 2 1/2 baths. Some units will have first floor bedrooms/baths which may be ideal for those owners who do not want to do stairs.
The monthly HOA fee here (as of March 2022) is $219/month and includes common area maintenance, exterior maintenance and trash removal. When the units need to be repainted, the owner has a choice of the color (from those approved by the HOA - to keep the neighborhood in line with the Williamsburg styling of the homes). There is an additional $149/year mandatory fee to Wilde Lake Association, allowing residents to fish, do non motorized boating and enjoy the Wilde Lake view. Not all units, however, will have water views of the lake.
The schools for this neighborhood are: Nuckols Farm Elementary, Pocahontas Middle and Godwin High.
There are a total of 77 units in this neighborhood - as of March 2022, 61 of these units were owner occupied.
