Welcome to Deerwood Condos, a small condo community located in a highly desired area of the Far West End of Henrico County. It is ideally situated near the intersection of Parham Rd. and Patterson Ave., close to River Rd. The neighborhood was built in the mid 1960’s.
Deerwood Condos tend to sell very quickly. Why? As they say in real estate – location, location, location! You will find location is great! Within an easy 5-10 minute drive you can be to the Stony Point Fashion Park, which is just south of the river; or you can be at Regency Mall or Short Pump Town Center! Downtown, Carytown, and much more are an easy few minutes drive from here! Deerwood Condos is a small neighborhood of only 98 units. As of March 2022, 80 of these were owner occupied. You will have 1 bedroom 1 bath units in a 2 story building, with units being either on the upper level or the lower level of the building. There are 2 bedroom and 3 bedroom units that are in townhome styled units, with a small courtyard space behind the units. Sizes of units range from 588 SF for a 1 bedroom up to 1386 SF for a 3 bedroom unit. Parking in the neighborhood is in parking lots near the unit building.
Schools for this neighborhood are: Maybeury Elementary, Tuckahoe Middle and Freeman High.
Monthly fees as of March 2022, range from $167/month for the 1 bedroom units to almost $300/month for the larger units. Fees are based on the size of the unit and may change each year! What do you get for the fees? The community has a pool and the fee also includes snow removal, trash removal, water, sewer and yard maintenance.
If you are an investor and would be considering this neighborhood, you should be aware that the community has a very strict cap on the number of rentals allowed in the neighborhood – this is capped at 10% of the units!
Deerwood Condos represents a great bargain for anyone who would like to be in the Far West End of Henrico County, close to shopping, restaurants and the James River! But when these units come on the market, they do not stay long on the market!
