Welcome to the Hamlet Condominiums, in Henrico County, off Staples Mill, near the I64 interchange. This community was built in 1962 and has been a nice alternative for those buyers looking for easy maintenance and/or one level living. Each building has it's own unique look, which many buyers like. It is an ideal neighborhood for those people looking for units that have no steps in them. The units are 1, 2 or 3 bedroom units, all with either 1 or 1 1/2 baths. The sizes range from 914 SF to just over 1,100 SF. There is assigned parking with plenty of guest parking throughout the neighborhood. Each unit also comes with an additional separate storage unit. These units are NOT FHA approved.
The monthly fee may be high but it does include a lot that you don't get with other communities. As of March 2022, the monthly fee ranged from $670/month to $760/month. However, the HOA includes pretty much everything: electricity, water, sewer, gas, community areas, pool, sidewalk, exterior maintenance, snow removal and trash removal. It also includes maintenance on the HVAC unit, which is something you don't have with other communities.
There are 195 units in this neighborhood - 155 of these are owner occupied, as of March 2022.
Schools for this neighborhood are: Johnson Elementary, Brookland Middle and Tucker High.
