Welcome to Heritage Hill at Raintree Townhomes. This neighborhood is located in the Far West End of Henrico County, Virginia, a short 2 miles to Short Pump Town Center and easy access to I-64, I-288 and I-295. It is one of the 5 townhome and condo communities that make up the Raintree neighborhoods.
Raintree is one of the first planned developments in the 1970's. It consists of 1,100 single family & townhome/condo communities throughout, as well as 105 acres of wooded, community space, with walking trails throughout. There is also an 8.5 mile lake accessible by all residents, with a 1/2 mile circumference. It is very close to Deep Run Park. There is a swim and racquet club in the neighborhood; however, the HOA fees DO NOT include membership in this - that is a separate membership fee. When Raintree was developed, the nice thing was that developers did not clear cut the property, so you find many wooded areas throughout.
The Heritage Hill neighborhood is off Gaskins Rd., near the intersection of Quioccasin & Gayton Rds. The access to the lake is from a dedicated lake path. These homes were built in the early 1980's and all units are either 2 bedrooms, 1 1/2 baths (with 1,080 SF) or 3 bedrooms, 1 1/2 baths (with 1,280 SF). There are a few 3 level units in the neighborhood as well. Each unit has 1 reserved parking spot, but there is additional guest parking throughout the neighborhood. Homes are either brick or brick/vinyl sided. The floor plans tend to be a more traditional layout.
Schools here are: Pemberton Elementary, Quioccasin Middle, Godwin High
As of March 2022, the HOA fee here is $174/month, which covers common area maintenance, snow removal, exterior maintenance, trash pickup and yard maintenance. There is an additional 155/year mandatory fee to Raintree Lake HOA for maintenance of the lake and walking trails.
There are a total of 232 homes in the complex - as of March 2022, 164 units were owner occupants.
