Welcome to Ivystone Village at Raintree Townhomes. Here you will find contemporary styled townhomes, with an open floor plan. The units are 3 bedrooms, 2 baths with about 1,400 to 1,450 SF. Units have either vinyl siding or hardiplank siding. As with all of the Raintree townhome communities, each unit tends to be a little unique in their layout, which is nice for those who do not want to be in a cookie cutter type of neighborhood. These units were built around 1977.
Raintree is one of the first planned developments in the 1970's. It consists of 1,100 single family & townhome/condo communities throughout, as well as 105 acres of wooded, community space, with walking trails throughout. There is also an 8.5 mile lake accessible by all residents, with a 1/2 mile circumference. It is very close to Deep Run Park. There is a swim and racquet club in the neighborhood; however, the HOA fees DO NOT include membership in this - that is a separate membership fee. When Raintree was developed, the nice thing was that developers did not clear cut the property, so you find many wooded areas throughout.
As of March 2022, the monthly fee here is $180. That includes common area maintenance, trash pickup, snow removal, yard maintenance and exterior maintenance. Each unit has 2 reserved parking spaces, with guest parking throughout the neighborhood. There is an additional mandatory $155/year for the Raintree association, which covers maintenance of the walking trail and Raintree lake.
There are 80 units in the neighborhood - as of March 2022, there were 65 units owner occupied.
