Selling Your Home? Step 1 - Find A Realtor!

It's totally normal for homeowners to start the selling process by checking out sites like Realtor.com, Zillow, Redfin or others to get a sense of what homes in their neighborhood are selling for. It's a great starting point - but it's important to know that these websites aren't always 100% accurate!
For example, they often miss homes that were sold off market (like For Sale By Owner properties). Plus, not every listing on these sites is kept up to date. Many agents don't regularly update their listings from "Active" to "Pending" to "Sold", so you might see a home that appears to be available - when actually it could have been sold months ago!
Professional appraisers, on the other hand, only consider homes that have sold within the last 90 days or even 6 months in a specified area. Most online sites don't let you filter results that way, and many listings leave out key information, or offer incorrect information, like square footage- making it hard to compare apples to apples.
That's why the first real step in selling your home should be to connect with a local Realtor. A good agent can give you a personalized Comparative Market Analysis (CMA) based on the most accurate and up to date information - so you can confidently price your home and move forward with a solid game plan.

A great place to start is by asking friends and family for recommendations. Once you have a few names, reach out and schedule a quick phone call or chat with each one. Pay attention to how quickly they respond-ideally, you should hear back within 24 hours. If you don't, that could be a red flag. Real estate moves fast, and delays in communication can mean missed showings, lost offers, or mishandled negotiations.
Bottom line: choose someone who's responsive, reliable, and makes you feel confident every step of the way!
