Selling Your Home - Step 10 - We Have Our First Showing!

This is an exciting step forward, and we’re so thrilled for you! To help make the best possible impression on potential buyers, here are a few quick tips to keep in mind before each showing:
Before You Head Out:
🧼 Make sure your home looks just like it did in the listing photos—clean, tidy, no dishes in the sink, and floors clear of pet hair.
🚽 Close all toilet lids.
🌞 Open up all curtains and blinds to let in that natural light.
💡 Turn on all the lights before you leave—it helps create a bright, welcoming feel.
💎 Tuck away valuables like jewelry and prescription medications (or take them with you, just to be safe).
📬 Hide any bills or paperwork that show your name—we want to keep things anonymous for potential buyers.
🔐 Turn off any alarm systems and make sure all doors are locked on your way out.
A Few More Tips:
The buyer’s agent will use the lockbox to access your home (unless we’re there to let them in) and is expected to turn off lights and lock up when they leave.
Showings typically last 30 minutes to 1 hour, but just in case buyers arrive early or stay longer (which is often a great sign!), please plan to be out of the house about 15 minutes before the scheduled time.
🐶 If you have pets, it’s best to take them with you—unless they’re super chill around new people.
📄 Once your brochures or MLS listing sheets are done, leave a few out on the foyer table or dining table for buyers to take with them.
After the Showing:
The buyer’s agent will automatically receive a request for feedback. While not everyone replies, if we do get any feedback, we’ll share it with you right away.
