Selling Your Home - Step 2 - What To Expect In Your Conversation With A Realtor!

When you are chatting with a Realtor for the first time, it's a great idea to ask if they're familiar with your neighborhood - and if they've helped clients buy or sell homes there before. Don't be shy about asking about their experience! If your gut tells you this is might be someone you'd enjoy working with, go ahead and ask them to put together a CMA (Comparative Market Analysis) for your home and set up a time to meet with them in person.
To create an accurate CMA, the Realtor will likely ask you a few questions - like how much you still owe on your mortgage, if any repairs are needed, and what updates you've made. This helps them get a full picture of your home's value.
When you meet in person, go over the CMA together. Ask what they think your home is worth and how long homes like yours typically stay on the market in your area (that's the average days on market). If they don't know the answer, that's a red flag - it's important info that every great agent should have.
Be sure to ask about their fees, estimated closing costs, and what your bottom line might look like if you sell for a certain price. And most importantly - be hones. If you have a target price, or need to sell within a certain timeframe, share that upfront. The more your Realtor knows, the better they can tailor a strategy that works for you!
Once you find the right fit, trust your instincts. If it feels right, your next step will be signing a listing agreement - officially getting the ball rolling to put your home on the market!

How do you negotiate deals?
Do you attend the home inspection?
Do you handle the inspection negotiations?
Do you attend the walk through?
How do you feel about dual agency?
What qualities differentiate you from other Realtors?
What is your compensation structure?
