Selling Your Home - Step 5 - Inspect THEN Tackle Repairs (Big AND Small)

If you are selling your home, it is best to tackle all the repairs before going on the market.
Home Repairs

I am a big believer in a pre-market inspection! This means you pay an inspector to inspect your home before it goes on the market. The cost can be between $500 and $1,000 depending on the size of your home. By doing the pre-market inspection, it allows you to fix any items that come up on the inspection report before the home goes on the market. Sometimes, buyers will waive their own inspection if they can read your inspection report and see the receipts for the repairs that you have done. If you'd like to doe a pre-market inspection, let me know - I have a number of very good inspectors that I have used over the years that I can recommend to you! And, if you want, I can be present during the inspection so you don't have to take any additional time off work!


If you did a pre-market inspection - great! You should already have a list of items that need attention. If not, and you've got a dishwasher that hasn't worked in years, or an HVAC unit that's been making suspicious noises, now's the time to let me know.


It's always better to take care of repairs before your home hits the market. That way, they won't show up on an inspection report and potentially scare off buyers. Plus, I can help! I have a great network of affordable and reliable repair pros - electricians, plumbers, HVAC techs, handymen, and more! I'm happy to coordinate appointments & can even be at your home to let workers in and oversee the work if needed.


Here are a few things I almost always recommend before going live:


  • Touch up paint throughout the home.

  • Re-caulk tubs and showers.

  • Have your HVAC system professionally serviced & cleaned.

  • Steam clean carpets.

  • Check that all light fixtures have working bulbs w/the highest safe wattage.

  • Get chimneys cleaned and capped, and repair any loose bricks.

  • Replace outdated cabinet hardware in kitchen & baths

  • Fix any broken window screens.

  • Check downspouts for damage or improper slope.

  • Repair missing or damaged roof shingles if needed.
