Selling Your Home - Step 6 - Time For Professional Pics!

We are now just one step away from getting your home on the market - time for me to bring in the professional photographer! However, before we do that, I recommend that you have your home deep cleaned (either by yourself or professionally) the day before the photo shoot! We really want to make a good first impression (and most buyers will check your home out online before they ever make it to see your home in person), especially in the kitchen and baths. Nothing turns off potential buyers faster than a home that looks (or smells!) less than fresh!
Once your home is deep cleaned, do your best to keep it tidy while it's on the market. Let's make sure your home looks amazing from the very first click!
Now that your home is ready for pictures, I will give you a heads up a few days before your appointment, so you'll know exactly when to expect it! The photography session could last a couple of hours, depending on the size of your home! You don't need to be home during the appointment - just sit back and relax while I handle everything!
In addition to capturing beautiful photos, I'll also create a floorplan for your home. There's no cost to you - I cover everything!
Some tips to make sure your photos turn out amazing:
Keep all pets out of sight - either remove them from the home or place them in a crate.
Tuck away all pet beds, bowls, toys and litter boxes.
Make all beds and straighten pillows and blankets.
Clear off kitchen counters and put away clothes.
Turn on all lights and make sure all light bulbs (especially in lamps) are working.
The day before your appointment, take a few pictures of your home with your phone - if a room looks too cluttered, it probably is! Declutter just a bit more!
A quick heads up:
During the shoot, we may move a few things around to get the best angles. We'll do our best to put everything back where it was, but don't be surprised if a few things are out of place when you return. It's all in the name of making your home look its absolute best online!
We'll also photograph any building amenities (like fitness rooms, garages, etc.) as well as neighborhood features such as parks and playgrounds. If there's anything specific you'd love to highlight, just let me know- I'm happy to include it!
It usually takes about 48 hours to get your photos and floor plan back. Once they're in, your home is ready to go to Active in MLS - and just like that, your home will be live on the market!
