Selling Your Home - Step 9 - Your Home Is Live on MLS!

Congratulations! Your home is officially on the market, and all the prep work you’ve done is about to start paying off. You’ve done your part getting the home ready—now it’s our turn to bring in the buyers and get you an offer.
What to Expect with Showings
As soon as we get a showing request, I’ll reach out to you via text, email, or phone—whichever you prefer.
While we ask buyer agents to give 24 hours' notice, last-minute requests aren’t uncommon. Sometimes showings are requested the same morning for that afternoon or evening. So even if there’s nothing scheduled yet, it's a good idea to leave the house "show-ready" when you head out for the day—just in case. If you have pets, kids, or other scheduling needs, let me know, and I can set up a required 24-hour notice instead.
When a showing request comes in, you can approve, decline, or suggest a different time. That said, the more flexible we are with showings, the faster we can get serious buyers through the door. My philosophy? Buyers shouldn’t have to work around our schedule—which is why we always use a secure lockbox to make access easy and convenient for their agents.
How Long Are Showings?
Most showings last between 30-60 minutes. I recommend being out of the house about 15 minutes before the scheduled time, just in case they arrive early, and staying away for about 45 minutes beyond the ending time. For example: If a showing is scheduled for 5:00 PM, please be out by 4:45 PM and return no earlier than 6:15 PM.
Feedback and Follow-Up
Once the showing wraps up, the buyer’s agent will automatically get an email requesting feedback. Unfortunately, only about 30% actually reply—but when I do get feedback, I’ll send it your way right away.
Just a heads-up: most buyers will pass on a home for one reason or another. That’s completely normal! We're not looking for everyone to love your home—just the right one person who does. Stay positive—we’ll find them!
Review Your Listing
Now that your home is live, I’ll send you a copy of the MLS listing sheet to review. Please look it over carefully and let me know if anything looks off. If there’s a detail I missed or a description you’d like us to tweak, just say the word. We’re a team—and your feedback helps me market your home in the best light possible.
Listing Will Be On Zillow & Others
Once your listing goes Active in MLS, it will be syndicated to a number of other sites, such as Realtor.com, Zillow.com, Redfin and others! Depending on the site, it can be instantaneous - or it can take up to 48 hours. Every week, you will receive a report showing how many people have viewed your home online, as well as how many people have viewed your home on the MLS. In addition to this, I will also be sending an email to all agents who have buyers whose buying criteria matches your home.
