West Broad Village


Welcome to West Broad Village in highly desirable Short Pump in Henrico County's Far West End. This neighborhood is a planned community, with walkability as one of the main attractions to the neighborhood. This neighborhood combines living, shopping, eating, green space - it really feels very much like a small community unto itself. The neighborhood is located just off I64 at the Short Pump exit, offering easy accessibility to all of Richmond.


Construction on the neighborhood began in 2008, but was halted for a period of time because of the downturn in the real estate market. However, the neighborhood was finished in 2013. There were 2 builders for the neighborhood - Ryan Homes and Eagle Construction. In 2014, Eagle began adding additional homes to the neighborhood.


The homes are either 3 or 4 story homes, all with 2 car garages and natural gas heat and hot water (with tankless hot water heater). The homes were built to Energy Efficiency standards, making utilities affordable. The Ryan Homes units offered either 3 or 4 levels - the units with the 4 levels actually have a master suite that has a lofted space (making the unit a 4 level unit). The Eagle Homes offered "Brownstones" similar to what you may see in New York City. These homes offered elevator options and rooftop terrace options.


Within the neighborhood, you will find many green spaces throughout. There is a small water feature with a fountain where you will see ducks and geese during the nice weather. There are gazebos within the neighborhood. Amenities include a pool and clubhouse. Retail within West Broad Village offers a variety of restaurants, Whole Foods as well as Trader Joes, ACAC Fitness Center and retail. All are very walkable, so you don't have to drive your car anywhere.


As of April 2022, the monthly fee here is $250/month. The fee covers the amenities (pool and clubhouse) as well as exterior maintenance, yard maintenance, snow removal and trash removal.


There are 545 units within West Broad Village - all townhomes. As of April 2022, there were 399 units that were owner occupied.
